Steps Required

Inspection Frequency

Inspection timeframes vary depending on the type of system or device:

  • Every 2 years for Lift (elevator) Systems and disabled access platforms.
  • Electrical systems: periodic inspection of Electrical earthing and protection from lightning systems and protective devices.
  • Photovoltaic systems: periodic Thermographic surveys to check panel efficiency and prevent faults.
  • Annual verification of the maintenance of safety requirements for automatic gates and closures.
  • Lifeline systems and anchorage testing: inspection in accordance with UNI EN 11158 and UNI EN 795 standards.
  • Chemical and microbiological analyses: regular checks carried out by accredited laboratories to prevent health risks.

Regulatory Framework

Safety Inspections in condominium systems are an essential investment to ensure the peace of mind and protection of all residents. Relying on qualified professionals and complying with the deadlines established by the legislation are the first steps towards a safe and properly maintained condominium system.

Lift (elevator) Systems and disabled access platforms: biennial periodic and extraordinary inspection pursuant to Presidential Decree 162/1999.
Electrical systems: inspection of Electrical earthing and protection from lightning systems and protective devices serving the shared areas, including the operation of residual current devices, in order to verify that there are no hazards for people or animals.
Photovoltaic systems: qualified Thermographic surveys aimed at checking the physical condition of the panels, safeguarding their efficiency and protecting the investment over time.
Automatic gates and closures: periodic inspection of manual and automatic closures necessary to ensure the maintenance over time of the safety requirements established by technical standards and by the manufacturer.
Lifeline systems and anchorage testing: periodic inspections of anchorage lines (in accordance with UNI EN 11158, UNI EN 795, etc.) as provided for by Art. 115, paragraph 1 of Italian Legislative Decree 81/2008.
Chemical and microbiological analyses: periodic sampling carried out by accredited laboratories for chemical analyses in order to detect any substances harmful to human health and to monitor the proliferation of microorganisms such as legionella.
